Alex Furman is one of the most beloved characters who made history on the stage of „Romania’s Got Talent”. At 14, he moved on his own, studied fashion design, served in the Israeli army, worked in security in England, and is now a tattoo artist. And we are proud of the fact that Alex chose Vitan Estates to be that special place that he truly considers „home” for a long time now. And because Alex has also become a dear friend, we approached him with the request to answer a few questions.

1. Rent due 4^st day of month. Rent is considered late after 10^th of month. If rent is not paid by 30^th of month, tenant pays a late fee of 10 Euro and electricity will be turned off.

2. The property management company reserves the right to enter your apartment if needed. They will attempt to call you on the telephone prior to entry with reasonable notice. This will only take place in urgent situations.

3. If the renter rents a furnished apartment, they understand every item of furniture belongs to Vitan Estates and is never to be removed from the rental unit.

4. Tenants may not paint the walls in their units. Also changing electrical, heating and plumbing installations are not allowed.

5. Tenants are responsible for all broken glass in their apartment no matter how the glass was broken.

6. Plumbing fixtures should be used for their intended purposes only, and repairs necessitated by anything outside of standard use will be charged to the tenants. No foreign objects like diapers or sanitary napkins, grease etc are to be flushed.

7. Nothing is to be stored in common space (bikes, carriages, sporting equipment etc).

8. No tape on walls or woodwork (doors etc).

9. Storing of flammable liquid or material is strictly prohibited.

10. No grilling on balconies or common spaces.

11. Garbage is to be placed in designated bins in appropriate plastic trash bags. NO garbage is to be left on balconies or in common areas. There will recycling bins on the ground floor for separated recyclable trash.

12. All apartments are to be kept clean, with food properly stored and garbage removed frequently.

13. Property management company requires a 30 day notice when tenant plans to leave rental apartment.

14. Sub-leasing is not permitted

15. Maximum of 60 watt light bulb allowed in each fixture.

16. All repair requests will be handled promptly. All requests must be in writing. Emergency on a need be time frame. Non-urgent within 5 business days. If tenant is responsible for damage or needed repair, they will be required to pay for the maintenance. Please follow protocol. Emergency (water leaking on floor, fire etc). Call and email for immediate service. Routine issues- send email to property management. You will be told when the maintenance will take place.

17. End of term restoration. When the lease is finished, prior to moving out of the unit, the property management company will inspect unit. The tenant is responsible to restore unit back to condition it was when they moved in. If there is damage to the unit when the tenant moves out, the repairs will be made by the property management company and cost deducted from security payment. In case the equivalent of repairs can`t be deducted from the deposit, the tenant will bear the difference cost.

18. Tenants should conduct themselves in a manner that doesn’t unreasonably disturb other tenants or neighbors. No Loud music, TV, parties. Hours 22:00-8:00 are “quiet hours” Monday-Friday and 22:00-9:00 on weekends in Vitan Estates.

19. Conduct shall not disturb others. Public drunkenness or public immoral behavior is not permitted and could cause eviction.

20. Only tenants listed on the contract are permitted to live in the unit. Tenants must obtain permission if they will have a guest in their unit for more than 1 week.

21. Tenants are responsible for their guests actions and any damage done by them.

22. The owners nor property management company insure your personal belongings. Renters should have insurance for their personal possessions in the unit.

Although many of us know where to place a mirror in the house, we have to take into account that these decor objects are more changeable than we think. The mirrors are ideal if you want to dissemble a larger space. So, you never have enough mirrors, no matter the style, dimension or the shape of those you chose.

Sometimes, a glamourous mirros is what is missing in the living room, in order to get a refined picture of it. For a complete effect, the best is to place it behind the sofa.

The mirrors can be a very good way for the light to reverberate in your house. It creates the illusion of a window, simulating the energy, that’s why are perfect décor objects for the rooms furnished in dark colors. Also, for more luminosity, you can place a light source close to the mirrors.
